Florida requires judicial foreclosure — every case goes through the court system, which typically takes considerably longer than a non-judicial state, often a year or more depending on the county docket and whether the borrower contests it.

Property tax delinquency

Florida runs a two-stage tax sale process. The county first sells a tax certificate (a lien) at auction, generally by June 1 each year, and the certificate holder earns interest if the owner redeems it. If the certificate goes unredeemed for two years, the holder can apply for a tax deed, which triggers a public auction that transfers the property itself.
