How HiddenDealPro Works
Where the data comes from, how it is filtered, what it means, and — critically — what it does not mean. Read this before acting on any data from this site.
Where the data comes from
All properties displayed on HiddenDealPro are sourced from publicly available MLS listing data accessed via Zillow. This is the same data visible to any buyer, agent, or investor who searches Zillow or other real estate portals.
We do not access off-market data, courthouse records, owner contact information, or any data that is not publicly visible. Every property in our database is actively listed on the public MLS.
Data fields we use from MLS listings: address, list price, estimated value (Zillow Zestimate), days on market, beds/baths, square footage, year built, and ZIP code. We do not republish property photos, agent descriptions, or any proprietary MLS content.
How often data updates
The dataset updates daily. Each night, REI Labs pulls a fresh export of active MLS listings across our launched markets, runs the filter algorithms, and publishes the results to HiddenDealPro.
Properties that were filtered candidates yesterday may be removed today if they went under contract, reduced their price, or no longer meet the filter criteria. New candidates may appear that were not present yesterday.
Each city page shows the date the data was last updated. Use this timestamp to assess freshness before making decisions based on the data.
How the algorithm filters
HiddenDealPro's algorithm applies proprietary filters to identify properties that show signals relevant to specific investor strategies. We do not disclose the exact scoring parameters — that is our core intellectual property — but we describe the general approach for each category below.
The algorithm is designed to surface candidates with higher-than-average probability of motivated seller situations, investor-relevant pricing, or deal structure opportunities. It does not verify motivation, condition, or negotiability.
What signals each category uses
Pre-Foreclosure Candidates
Properties with public-record signals associated with properties entering the foreclosure process. These are MLS-listed properties with algorithmic signals — not confirmed foreclosure filings or verified pre-foreclosure status.
Fixer-Upper Candidates
MLS listings filtered for below-market pricing relative to estimated value, with condition-related signals. Identifies properties with potential renovation upside based on price position and market data.
Tired Landlord Candidates
Non-owner-occupied properties with pricing and days-on-market signals associated with motivated sellers. These are candidates only — algorithmic identification, not verified seller motivation.
Agent As-Is Listings
MLS listings with seller-disclosed as-is conditions, filtered by days on market and price position. These are agent-listed properties where sellers have explicitly disclosed as-is terms.
Subject-To Candidates
Properties with equity and pricing signals that may make subject-to financing appropriate. These are MLS candidates only — not confirmed subject-to opportunities or sellers who have been contacted.
Land Opportunities
Vacant land listings filtered by acreage, price-per-acre position, and geographic distribution. Filtered for investor-relevant lot sizes and pricing.
Tax Delinquent Properties (Texas)
Properties with public-record tax delinquency data in Texas counties, filtered by amount owed and property characteristics. Available only where public tax records are accessible.
What is not in the data
- ✕Off-market or pocket listings — all properties are publicly MLS-listed
- ✕Owner contact information or phone numbers
- ✕Property photos (we do not republish MLS or Zillow photos)
- ✕Agent names or brokerage information
- ✕Auction dates or confirmed foreclosure proceedings
- ✕Verified seller motivation — algorithm candidates only
- ✕Interior condition assessments
- ✕Cash buyer or off-market transaction data
- ✕Properties outside our launched markets
Limitations — read this carefully
Algorithmic filtering identifies candidates, not confirmed deals. A property flagged as a "tired landlord candidate" has algorithmic signals associated with motivated sellers — it does not mean the seller is motivated, willing to negotiate, or even aware of investor interest.
Every property requires independent due diligence: physical inspection, comparable sales analysis, title search, seller contact, and professional advisors appropriate to the strategy being pursued.
Data accuracy depends on Zillow's MLS feed. Listing status, price, and property details may lag real-world changes by 24–72 hours. Verify all data directly with the listing agent before making any offers.
